House Rewires in Penzance & Penwith

Overview

Whether you're updating an ageing installation, renovating a property, or starting from scratch, a rewire is one of the most significant electrical jobs in any home. As a sole trader working across Penwith, I'm involved from the first survey through to the final test - the same person throughout, with no handoffs or miscommunication.

What's involved

Initial survey

I visit to assess the scope, access routes, and any particular challenges - granite walls, occupied rooms, existing cable runs. This is when we agree on the plan and price.

First fix

I route cables before plastering begins. In Penwith this often means working around granite construction and older building materials. Careful planning at this stage saves time and disruption later.

Second fix & testing

I fit and test all sockets, switches, the consumer unit, and any lighting circuits to BS 7671. You receive an Electrical Installation Certificate on completion.

Typical Costs

from £1,400 Kitchen from £1,400 · 3-bed house from £3,500

Final price depends on property size, make-up of the building (stud walls vs granite block), whether the property is occupied, and whether making good for decorating is included.

Common Questions

Do you offer free quotes?
Yes, quotes are free with no obligation. Call or WhatsApp and we can discuss the job - for anything straightforward I can usually give a price over the phone, and for larger jobs I'll arrange a site visit.
How long does a house rewire take?
A house rewire typically takes between one and two weeks depending on the size of the property and how many accessories are being installed. The process is usually split into two stages. First fix is carried out while the property is at its most disruptive - floorboards up, cables being run, back boxes going in. This happens while the house is very much a building site. Once the walls and ceilings are finished and the kitchen is in, second fix follows - wiring up the lights, sockets, and all the other accessories. It's quite a transformation. If building work is being done at the same time, the rewire can be spread across several months to fit around the other trades, which actually works well for all involved. Some patching and decorating may be needed after first fix, depending on how cables are routed. This would be discussed at the quote stage so there are no surprises.
What area do you cover?
I cover Penzance, St Ives, Hayle, Marazion, Newlyn, St Just, Camborne, and the wider Penwith peninsula. If you're unsure whether you're in range, just call and ask - I'm happy to travel for the right job.
Do I need to move out during a rewire?
Not necessarily. If moving out isn't an option, it's not a problem. Working around furniture and occupied rooms takes a little more planning, but power can be maintained throughout so you're never completely left in the dark between working days. It can be a challenge navigating under floorboards in a fully furnished room, but it's done all the time.
Are you NAPIT registered?
Yes, I'm NAPIT registered - member number 66376. You can verify this on the NAPIT website by searching for Cornovii Electrical. NAPIT registration means I'm assessed annually against industry standards and can self-certify notifiable electrical work, including consumer unit upgrades and new circuits.
Are you VAT registered?
Not currently, which means there's no VAT to add on top of my prices. This may change in the future, but any change would be communicated clearly before work is quoted or carried out.
